Rupert Grint gets green light for eco-village project at historic Hertfordshire estate

Harry Potter actor Rupert Grint is set to transform his historic Hertfordshire estate into a sustainable eco-village after securing full planning approval for the ambitious project.

The actor, best known for playing Ron Weasley in the film adaptations of J.K. Rowling’s Harry Potter novels, has received permission to redevelop Kimpton Grange in Kimpton, Hertfordshire, creating a unique blend of modern homes and environmentally friendly living.

North Herts Council approved the plans on 10 June, allowing the former vicarage to be converted into six apartments, alongside the construction of nine new homes across the wider estate.

The decision follows an earlier outline approval granted by the council’s Planning Committee in 2024. At the time, some local residents raised concerns that the development could threaten surrounding woodland and wildlife. However, the final plans have now been approved with conditions designed to support the local community and environment.

As part of the agreement, Grint will contribute almost £200,000 towards local infrastructure improvements. The package includes £100,000 for Kimpton Parish Council, £70,000 towards the expansion of Katherine Warington School, and £11,400 to help provide additional school places for children with learning difficulties.

Grint purchased Kimpton Grange in 2009 and later attempted to sell the property for a reported £6m in 2018. After the sale failed to materialise, the actor turned his attention to creating a sustainable development on the land, submitting plans for the eco-village in 2022.

Architects behind the project, Clear Architects, described the proposals as “truly outstanding and innovative”, highlighting their aim to deliver a carbon-neutral development that combines housing with environmental responsibility.

The plans will also see land gifted to the parish council, creating a new public park and circular walking route complete with a picnic area for residents and visitors to enjoy.

The project marks a new chapter for Kimpton Grange, transforming the historic estate from a private residence into a community-focused development designed around sustainability, nature and public access.
